The make-ready checklist
This is the standard scope we walk through on every vacant unit. Tick what applies to your property — anything we don't need to touch comes off the quote.

How a turnover runs
1. Move-out walkthrough
We walk the vacant unit with you (in person or by video), photograph the condition and send a written scope so you can separate tenant damage from normal wear.
2. Make-ready block
Repairs, paint and cleaning are scheduled as one continuous block instead of separate trades on separate days, so the unit isn't sitting idle between visits.
3. Listing-ready handoff
Final inspection with photos of the finished unit, keys returned and any recommended follow-up flagged before the next tenant moves in.
Exact turnaround depends on unit size, scope and material availability. You get a confirmed schedule in writing at the walkthrough stage — before any work begins.
Multiple units or a whole portfolio
If you manage more than one property, turnovers shouldn't restart from zero every time.

We confirm the schedule at the walkthrough, based on the size of the unit and the scope. Repairs, paint and cleaning are booked as one block rather than separate trades, which is usually what removes the most idle days.
Do you work with property management companies?
Yes. We handle single landlords, small portfolios and management companies, with per-unit scoping and invoicing so each property is tracked separately.
Can you turn several units at once?
Yes. Tell us how many units and their availability dates and we'll stagger the schedule so multiple make-readies run in the same week where possible.
Do you document the unit condition?
Every turnover starts with a photo-documented walkthrough and ends with photos of the finished unit, which helps with security deposit decisions and listing photos.
How is turnover work priced?
Small punch lists follow our standard $45/hour handyman rate with a $75 minimum per visit; full make-readies are quoted as a flat price after the walkthrough. See our rates page for details.
